Anarock Property Consultants files DRHP for a INR 1,000 crore IPO to fund AI, tech and acquisitions.

Anarock Property Consultants has filed its draft red herring prospectus with SEBI for an IPO of up to INR 1,000 crore. The issue comprises a fresh issue of equity shares worth up to INR 550 crore and an offer-for-sale of up to INR 450 crore by existing shareholders, including 360 ONE WAM. The company may also consider a pre-IPO placement of up to INR 110 crore, which would proportionately reduce the size of the fresh issue.

Of the fresh issue proceeds, Anarock has earmarked INR 120 crore for AI augmentation and technology across its business lines, including INR 80 crore for its transaction advisory business, INR 25 crore for technology solutions through ACP, and INR 15 crore through its subsidiary Anacity. A further INR 89.5 crore will go toward strengthening existing businesses and adding specialised services through talent augmentation, while INR 148 crore is earmarked for acquiring the remaining equity share capital, excluding the ESOP pool, of DSP Design Associates. The remainder will support additional acquisitions and general corporate purposes.

Anarock operates across four areas of the real estate value chain and currently employs around 2,300 people across key Tier-1 and Tier-2 markets in India and the Middle East. The company reported revenue of INR 881.9 crore and profit of INR 93.2 crore in FY2026. Promoters hold a 66.41% stake in the company, with public shareholders, including 360 ONE WAM, holding the remainder.

ICICI Securities, IIFL Capital Services and 360 ONE WAM are the book-running lead managers to the issue, with KFin Technologies as registrar.
